Project Overview:

The fire door replacement programme for Brentwood Borough Council involved the installation of over 600 flat entry doors across various locations within the borough.

Challenges:

The scale of the project required meticulous planning and coordination, particularly in managing the logistics of rolling deliveries and installations while maintaining a high level of quality control throughout the process. The process of tenanted bookings was paramount here, as it was essential to access the properties for survey and again for installation without too many missed appointments. This was purely down to the administration teams and their experience in engaging with the tenants, establishing bookings, and keeping communications running smoothly throughout the project.

Solution:

The company established a phased approach to the project, delivering doors in rolling batches to ensure a steady supply line. They used installation data pins to monitor the manufacturing certification first for the client, then employed the app and data pins, or the ‘chip’, to install the doors and create the installation evidence to document the fire stopping, the fixings, and the finished door. From the interface, it is possible to see the doors being installed in real-time, with weekly issuance of installation certificates alongside manufacturing certificates to ensure compliance is at the top of the priority list.

Results:

600 doors were installed over 6 priority phases (P1-P6), with P1 being high-rise and urgent, and P6 being low-rise and less of a risk. The whole borough has seen an uplift in security and fire protection, with a very low refusal rate.

The refusal rate was lowered by clearly explaining that one flat in a block of 20 is the one that puts the rest at risk from fire spread. It’s the containment of the fire to the flat that burns that protects the escape routes from being blocked and prevents the fire from spreading to other parts of the building. Containing the fire for 30 minutes is usually enough for the fire brigade to attend, typically within 10 minutes, and hold the fire at the flat, saving lives by preventing the spread.
